The High Street Group
The High Street Group was a property-focused investment business that attracted funding from UK investors, many of whom used their pensions to invest through loan notes. The business, which operated under a complex network of more than seventy associated companies, was promoted as an award-winning group active in areas such as private rental housing and construction.
Despite early marketing claims, the company failed to deliver on its interest payments and, in 2021, a vote by stakeholders blocked investors from redeeming their funds, a move that caused significant concern. Shortly after, the group changed its name to Hadrian Real Estate. Its founder, Gary Forrest, resigned as chairman of the newly named company but remains a director of over sixty connected businesses.
What Went Wrong
Many investors were not fully aware of the risks involved when they committed their savings or pensions to the High Street Group. In some cases, individuals were advised to invest through a self-invested personal pension (SIPP), sometimes after signing declarations as execution-only clients or so-called ‘sophisticated investors’. Others received formal financial advice that may not have been suitable for their needs.
There are now concerns that the advice given in these cases was inappropriate, and that some investors were misled about the nature of the investment, the level of risk, and the security of their capital. In some instances, there may even have been financial incentives for introducers or advisers to recommend the investment.
